    CAI BayCen Chapters Ladies Tea "Fif-Teas" 3/29/19

    The CAI Bay Area & Central California Chapter invites you to join other professional women in the CID arena for the Annual Ladies Tea, scheduled for Friday, March 29th at our new location – The Blackhawk Museum in Danville, CA.

    We invite you to twist and shout and travel back in time to the fabulous 50’s! Join us for this year’s Fif-Teas themed bash! While dressing to the theme is not required, spirit awards will be given to those who best embody the 50’s fashion with their hand and/or outfit.

    The event will also feature a themed Photo Wall and a Professional Photographer who will be ready to take pictures of your wonderfully unique outfits and hats!

    Our guest speaker will be Hillary Wicht, voice and presence expert for big hitters everywhere. She will be presenting “Is Your Voice As Powerful As You Are?”

    How we show up: both verbally and non-verbally, leads people to definite and immediate conclusions about who we are in the world. How we say it is far more persuasive that what we say.

    Simply put, there is a strong relationship between vocal acoustics and body language that influence the psychology of perception: who we are as individuals, our personality, our strengths, what we bring to the table and also our weaknesses are unmasked in the voice.

    Hillary Wicht is a voice expert who has been tapped as a specialist by the Wall Street Journal and the Stanford Entrepreneurial Graduate Program for her work on the impact of gender communication styles in the corporate sector.  In this engaging keynote, she will unveil the ways in which we unknowingly give up power through the way we communicate. She will uncover the most common “power-leaks” in female communication styles and give insights and tools for communication “power-plays,” so you can have a voice at the table that’s as powerful as you are and be the leader you are meant to be in your business, community, and the world.

    “Protected Uses Under the Davis-Stirling Act,” is being presented by Alexander Noland, Esq., CCAL, Noland Law PC, and Nathan McGuire, Esq., Adams Stirling PLC.

    Program Summary:

    The Davis-Stirling Common Interest Development Act and other laws include provisions that limit the authority of an association or its governing documents to regulate certain uses of owners’ separate interest units, apartments, residences, and lots and the common area. However, many association governing documents contain provisions that conflict with these statutory protections, and those conflicting governing document provisions are generally void and not enforceable.This program will focus on a number of protected uses under the Davis-Stirling Act, including owner (and resident) rights with respect to peaceful assembly in the common area, display of the U.S. flag and signs, pets, satellite dishes, renting/leasing, solar panels, electric vehicle charging stations, and family day care homes. Also discussed will be effects on an association and its board of directors and management personnel for non-compliance with these protected use rights.

    Community association legal issues are the focus of a special, one-day event for community managers, association board members and other homeowners. The CAI Legal Forum is hosted by CAI’s eight California chapters and CAI’s California Legislative Action Committee.

    With nearly 45 years of industry experience and a member network of homeowners, managers, attorneys and other business professionals greater than 36,000 strong, CAI is in a unique position to provide both a local focus and a global perspective on the issues that affect community as​sociation governance and operations.

    The CAI Legal Forum offers two education programs—one for community managers and one for board members and other homeowner leaders. Sessions are presented by expert panels, including government officials, seasoned management professionals and members of the prestigious College of Community Association Lawyers, a professional organization that represents the very best attorneys in the industry.
